Responsibilities:

The physical plant of The New School encompasses approximately 1.3 million square feet of building floor space within various properties in New York City, mostly in the West Greenwich Village area. The University Center, presently under construction, is scheduled for completion in the fall of 2013. This position works within the Facilities Management Department and reports to the Assistant Chief Engineer / Chief Engineer for TUC. This Engineer, while on duty, is responsible for all Facilities Management operations, including all Academic and Residential operations, during and after the construction of The University Center.

DAILY DUTIES AND RESPONSIBILITIES

During Construction:

• Liaises with all construction trades and trades management on a daily basis.
• Reviews and is familiar with all phases and aspects of the construction of The University Center.
• Conducts daily inspections of all work being conducted in all locations within The University Center.
• Reports any discrepancies in the building of and materials used in the building of The University Center.
• Operates as needed all of the Facilities Management systems and associated equipment as they come online including but not limited to standpipe, sprinkler, refrigeration machines, controls systems, water systems, boiler / heating systems, fire alarm system, co-generation system, ice chiller system, etc.
• Obtains the required FDNY certificates for 65 5th Avenue (The University Center) as soon as possible including but not limited to FSD (if applicable), EAP (if applicable), S-12 (Citywide Sprinkler Maintenance), S-13 (Citywide Standpipe Maintenance), G-35 / A-35 (High Pressure Compressor), (Low Pressure Boiler), F-95 (Interior Fire Alarm), F-01 (Fire Guard – Citywide for Impairment), F-60 (Fire Guard – Torch Use), F-94 (Fire Guard – Public Assembly), C-30 (Spray Booth Operations).
• Ensures all TNS, NYC, NYS, DOB, DEP, EPA, DEC, FDNY, OSHA, etc. policies and laws are followed properly.

During and After Construction:

• Operates the day to day equipment of The University Center including but not limited to the operation of the chilled water system, boilers, elevators, emergency generator, water systems, control systems, fire alarm system, performance stage and all applicable systems, energy management system, etc.
• Is responsible for maintaining daily logs on all Facilities Management systems as required.
• Responds to all building emergencies while on duty.
• Ensures that all TNS policies and procedures are followed properly.
• Works collaboratively with the Assistant Director of Environmental, Health and Safety to train all trade staff in all safety-related procedures and follows all TNS Sustainability policies and guidelines.
• Other work as assigned by the Assistant Director of Facilities Management, Chief Engineer or Assistant Chief Engineer.

Minimum Qualifications:

• Must be a member of or be able to become a member of IUOE Local 94.
• Must have a NYC Refrigeration Machine Operators License.
• Must have an EPA CFC Certification
• Must have 5+ years experience operating some or all of the following:
o Central HVAC Plant (500 tons or greater), Ice Chiller Systems, Boilers, Emergency Generators, Heat Recovery Units, Co-Generation Plant, Grey Water System / Water Treatment Systems, Laundry Facilities.
• Must have BMS experience.
• Fire Alarm System experience preferred.
• Educational facilities experience preferred.
• Must have knowledge of Microsoft office suite programs.
• Working of Overtime is required.
